The challenge to bring natural light into the lobby...

Prior to award of contract, we understood to exceed the new owner's expectation for its EnergyStar property, our approach toward renovations meant contributing our expertise with sustainable materials and solutions to the design team. Richlen managers held round table meetings with Huntsman (the architects) and the engineer. These meetings eventually included the subcontractors…adding value to Huntsman design by helping to analyze the cost, materials systems with time requirements, and crucial construction sequencing. When actual “talk” concerning “applications” went from table to "production," this arrangement encouraged and reinforced the comfort levels toward specs and their calculations between the architect and engineer, subcontractors, and Richlen. To complete the project while tenant occupied, two (2) barricaded workspaces with dance floor scaffolding formed a pedestrian tunnel, separating the public from the construction. Richlen self-performed portions of “selective” demo, drywall partitions, and handling of doors, frame and hardware. A direct result in collaboration with design came early on to reduce the size of the bulkhead over the entrance - this increased natural light to enter, complimenting the modified ceiling lighting and baffles to further lighten the lobby.
