During the buildings renovations, Richlen gained several new clients, eager to enter into negotiated agreements for “tenant improvements”. 115,000 sq-ft based upgrades included floors: 2nd, 3rd, 4th, 5th, 6th, 7th, and 8th.
Richlen engaged early on with the Owner in the pre-construction process to facilitate and identify the magnitude of construction and set the general order for feasibility and scheduling.
Procurement and fabrication for the main lobby remodel took 43 days. New glass, floor tile, lighting, and millwork completed the finishes. Also included in the remodel were common area restrooms. The exterior integrated an all new façade & structural storefront upgrades, ADA compliance, waterproofing, abatement, new sidewalks, landscaping, and PEL. The primarily work took place during regular business hours with exception of ceiling demo and layout, completed on one weekend.
For security and safety, scaffolding encompass with canopy acted as part of our security barrier, placed to relocate storefronts. Temporary pedestrian barricades included cyclone fencing, which assisted in keeping visitors and tenants away from construction, directing them safely to and from elevator entries.
Stated in our City of Oakland CDSR report renovations on the 5th floor spec suites (5,068 sq-ft) alone produced 85% of recyclable mixed construction and demolition debris totaling 5 tons! Salvage for reuse by Aerc Recycling Solutions. Premier Recycle and SF Recycling Center handled the remaining floors recyclables; combined 387.021 tons of materials were recycled.
