The challenge working on the lobby at 425 Market and Fremont Street during business hours was coordinating tenant and public traffic...

Fremont Street is a main artery to the Financial District. Nearly 37,000 vehicles pass by the 38 floor multi-tenant office tower daily. To manage the foot traffic, Richlen built full height barricades closing entrances off when working on each side. Business occupants and guest entered the high rise, and utilized two corridors of PEL’s during the remodel. This allowed for construction to be completed in two (2) phases, and helped with the limited site staging of material and equipment. Richlen commends the twenty-one (21) Subcontractors that demonstrated extraordinary cooperation throughout the project. An example of limited mobility in a given workspace was inside the elevator cabs! In order for the safety of the workforce and the product(s), installation took place in two shifts.
All selected light sources captured the essence of the lobby's sustainable renovation. Due to the amount of lights (163), the lobby’s lighting fixtures required their own schedule. Lamps, Lanterns, fluorescent, LED lights; Watts ranged from 1.5 to 234. The actual energy calculation; total breaker load 8388 with overall power density 1.500. This is one of the reasons the Class A building continues to win awards by the U.S. Green Building Council (USGBC)..
