Closeout Begins
Day One

Richlen's mobilizes on-site in the first two (2) weeks following award of contract. We provide a comprehensive closeout matrix containing all the project's warranties, subcontractor's information to equipment & appliance manuals.

Design-Build Contractor

Richlen is the Owner's main contact, and we retain the architect. The budget is based on schematic design. Design-Build is steered to meet the project's budget. It can lower the potential for disputes and unnecessary change orders.

    We kick-off each project by building a team environment. [The Richlen team our client starts with, is the project team from beginning to end.] Upon award of the contract, Richlen would request a meeting with the project team, including the architect, building management and engineering, construction management, and tenant. The objective of our meeting is to listen to the parties involved, determine the priorities and project goals.

    LEED Accredited Professionals. The President of Richlen Construction, David Zavala, plus more than half of our Project Managers & Engineers are LEED Accredited Professionals.
    The goal of Richlen's Safety Plan and Program is to complete each project without injury or loss of life to the work force, affiliated personnel or public, near or on the premise of the job site. An essential part of our safety program is recognizing when to outsource a neutral, “third-party” job-site safety consultant. Several components will mandate this job-specific decision: scopes-of- work, size of project, project risk, location/environment, pre-OSHA inspection (intervention), improve upon constructability of overall design, forensic assistance, and property management.

We promote an equal opportunity work environment! We support our MBE status certification with The Supplier Clearinghouse council. The Clearinghouse is a Commission-supervised entity whose primary purpose is to audit and verify the status of woman and minority owned businesses, and to establish and maintain a database of woman, minority, and service disabled veteran owned businesses that is accessible to the CPUC and to participating utilities. The Clearinghouse audit and verification program precludes the need for individual utilities to audit and verify woman and minority owned businesses with whom they do business.
