Built in 1970, Eastmont Mall, at 7200 Bancroft Avenue is a two-level, two (2) building facility spanning 200,000 sq-ft. Richlen's contract with Owner, ScanlanKemperBard and Transwestern (Property Management at the time), along with Project Broker, Cornish & Carey outlined a 30-week construction schedule.

Pedestrian protection, traffic control, and security were of high priority to the Owner and Richlen. Barricaded pathways helped steer pedestrian traffic to and from the mall. The scope entailed two (2) buildings, the West and East Mall Buildings. New infrastructure and structural to the interior and exterior included:
  • New interior & exterior color palette
  • Design-Build elements
  • Demolish Escalators
  • Roof and skylights
  • New elevator, excavate elevator pit, new forms & concrete
  • New seating areas
  • Interior carpeting, flooring, furnishings and paint.
  • Hardscape consisted of repaving and striping parking lot, site concrete, light-poles, curbs & sidewalks, landscape, & irrigation.
  • Exterior canopy
  • Metal roofing, flashing, coping, & new drain piping
