Richlen's agreement: Preconstruction, MEP selection and Construction. The overall purpose of this project was to relocate an existing Café to a new location within the same campus.
Work was performed in One (1) continuous phase, during normal business hours Monday through Friday 7:00am to 4:00pm. Due to several projects undergoing construction at once, schedules for exterior and interior included the resolution for non-interruption to the 1000 + Hitachi employees working at the facility. Scope included; A Full Restaurant Style Cafeteria, Basketball & Volleyball Courts, Game room, two Training Conference rooms, Outdoor BBQ and Patio. Further contractual agreements: Lot Line Adjustment, A 4,144 sq-ft.Hitachi’s preferred vendors such as Furniture, Security, Audio/ Video, and Data Cabling were direct Hitachi vendors. Coordination between these groups for installations was Richlen’s responsibility, and that of Hitachi’s Project Manager. Other significant tasks essential to facility operations included; Site Utilities, Excavation/Grading/Off haul, Site Concrete, Demolition of Sidewalks, Installation of Landscaping/Irrigation, Fencing, Rough Carpentry, Painting, Cafeteria Appliances /Office Equipment. Richlen provided Self-Performed Work in carpentry-related trades. In addition to quality assurance, and cost advantages, performing these trades in-house provided flexibility, and control on fast-track projects within projects. All work was performed by skilled union labor.
